What would you pay for this home?

I am looking to buy a mobile home. It is a 3 bedroom 2 bath single wide on an acre of land. It has a privacy fence all the way around it. The house needs work, such as replacing broken windows, paint job, doors are missing inside the house. The fence also needs work, it has holes in it as well. The neighborhood is one that I have lived in for about a year. It is not a great neighborhood, but there is little to no crime rate. All houses are mobile homes. The house is in willis texas. The county appraisal is at 22,750 for house and property. I am wondering what would be a reasonable price to pay for the area, it is owner financed.
I know the house probably isn’t worth what I am going to pay for it, but it would be affordable. It would be a month what I pay for in rent each month, and the notes would only be for about 10 years.

Go to your local courthouse and get a “comparable”. This shows the surrounding properties and their values. Focus largely on the value of the LAND and see if it is worth it. If there may be talks of future developement in the area they would give you top dollar. There are many factors to consider. But your best bet is to have an inspector come out and tell you his opinion.
